WHEREAS, Review 89-U3, submitted by W & S , Inc,
pplicant, CF Pomerado nc, owner, requests approval of of eight
ndustrial buildings to alling 235,966 square feet on Lots 22, 25, and 27

WHEREAS, on June 27, 1989, the City Council held a hearing on the above-

COMPLIANCE WITH THE FOLLOWING CONDITIONS:
SITE DEVELOPMENT
An eight foot hig masonry wall shall be erected to screen the gated storage
areas behind Buil ings 1, 2, and 3. The wall shall be gray split face block
or tilt-up concre e with pilasters, colored and detailed to match the adja-
cent buildings, n type of wall or screning may be approved by
the Director of Panning Services.
2. All work other than loading and unloading must be done within the walls of
the buildings.
3. Any gates within parking areas shall be designed so as not to interfere
with required parking spaces and driveway aisles.

PARKING AND VEHICULAR ACCESS
All parking lot landscaping shall consist of a minimum of one 15 gallon size
tree for every three parking spaces. For parking lot islands, a minimum 12
inch wide walk adjacent to parking stalls shall be provided and be separated
from areas by a six inch high, six inch wide portland concrete
cement curbing.

25 feet from the finished grade of the parking surface and be directed away
