APPLICANT SHALL CONTACT THE DEPARTMENT OF PLANNING SERVICES REGARDING COMPLIANCE WITH THE FOLLOWING CONDITIONS: SITE DEVELOPMENT An eight foot hig masonry wall shall be erected to screen the gated storage areas behind Buil ings 1, 2, and 3. The wall shall be gray split face block or tilt-up concre e with pilasters, colored and detailed to match the adja- cent buildings, n type of wall or screning may be approved by the Director of Panning Services. 2. All work other than loading and unloading must be done within the walls of the buildings. 3. Any gates within parking areas shall be designed so as not to interfere with required parking spaces and driveway aisles. 4. Site shall be developed in accordance with the approved site plans on file in the Planning Services Department and the conditions contained herein. Revised site plans and building all of approval shall be to the Planning Services Department prior to issuance of building permits. Prior to any use of the project site or business activity being thereon, all conditions of approval herein shall be completed to the satisfaction of the Director of Planning Services. The applicant shall comply w th the latest adopted Uniform Building Code, Uniform ~ Code, Uni orm Plumbing Code, National Electric Code, Uniform Fire Code, and all o her applicable codes and ordinances in effect at the time of building perm t ' Building colors are to be cleared with the Planning Services Department prior to issuance of building permits. PARKING AND VEHICULAR ACCESS All parking lot landscaping shall consist of a minimum of one 15 gallon size tree for every three parking spaces. The pre- viously approved landscape plans for the sloping areas at the perimeter of the site (VTN, LMD pages 83 - 85) shall be augmented with additional vines, shrubs, and trees at the tops of the slopes near the base of required screening walls. A soils report shall be prepared by a qualified engineer licensed by the State of California to perform such work at first submittal of a grading plan. DRAINAGE AND FLOOD CONTROL A drainage system capable of handling and disposing of all surface water originating within the pr perry, and all surface waters that may flow onto the roperty from ad acent lands, shall be required. APPLICANT SHALL CONTACT THE DEPARTMENT OF SAFETY SERVICES REGARDING COMPLIANCE WITH THE FOLLOWING CONDITIONS: SAFETY SERVICES The building will be required to install an approved fire.sprinkler system. The entire system is to be by a central ~ agency, A system post valve with tamper switch, also is to be located by the City Fire Marshal prior to installation. The addition of on-site fire hydrants is required. The location of the hydrants shall be determined by the City Fire Marshal. All fire hydrants shall be Jones 3775. A Knox Security System Box and padlocks shall be required for each building and post ' valve. Electric override switches shall be provided on gated access to rear of building. 4. Material Safety Data Sheets shall be required for all hazardous and/or toxic substances used in each building. o Fire Department access for use of heavy fire fighting equipment shall be provided to the immediate job sites at the start of tion and at all times until is completed. Pri r to delivery of building on site, water and sewer sys ems shall satisfactorily pass all required tests and be connected to the pub ic water and sewer systems. In addition, the first lift of asphalt pav ng shall be in place to provide permanent access for emergency veh cles. The final lift of asphalt shall not be installed until all other activity has been substantially completed to the satisfaction of the City. An Emergency Contingency Plan and Hazardous Materials Discloser is required to be filed with the San Diego County Department of Health and copies pro- vided to the Fire Department. 9. The buildings shall be provided with approved smoke and heat vents. Building iden ification and/or addresses shall be placed on all new and existing buil ings so as to be plainly visible from the street or access roau; color o and/or shall contrast with their co or. GENERAL REQUIREMENTS AND APPROVALS 1. Should this lot be further divided, each final map shall be for approval by the Director of Public Prior to final occupancy, all dedications shall be made and granted as required above. Lots 25 and 27 shall be merged or a final map shall be recorded prior to final occupancy to eliminate the property line which intersects Building 3. 4. All existing settler shall be protected and preserved or relo- cated to the satisfaction of the City Engineer.
