WHEREAS, Review 89-23, by Pomerado appli-
cant, requests approval of two industrial buildings containing 27,000 and 18,120
square feet, located on Lots 29 and 30 in the Pomerado Business Park, in the PC
(Planned ) zone; and
WHEREAS~ on August 1, 1989, the City Council held a hearing on the above-
referenced item.
NOW, THEREFORE, the City council does hereby resolve as follows:
Section 1: Findino :
The City Council finds that the potential impacts of this pro-
ject were adequately discussed in the EIR and Subsequent EIR for the South
Poway Planned Community.
Section 2: Findir ~:
That the proposed developm nt is in with the Poway General
Plan and the South Poway Panned Community Development Plan, in that
the proposed light industr al buildings conform to the land use plan
and development standards or the planned community.
That the proposed development will not have an adverse
health, safety, or lly related impact upon adjoining pro-
perties, in that the proposed buildings will be compatible with the

That the proposed development is in compliance with the Zoning
Ordinance by adhering to the SPPC Standards text.
That the proposed development encourages the orderly and h

COMPLIANCE WITH THE FOLLOWING CONDITIONS:
SITE DEVELOPMENT
All work other than loading and unloading must be done within the walls of
the buildings.
Any gates within parking areas shall be designed so as not to interfere
with required parking spaces and driveway aisles.
3. Site shall be developed in accordance with the approved site plans on file
in the Planning Services Department and the conditions contained herein.
Revised site plans and building incorporating all conditions of
approval shall be submitted to the Planning Services Department prior to
issuance of building permits.

Prior to any use of the project site or business activity being commenced
thereon, all conditions of approval contained herein shall be completed to
the satisfaction of the Director of Planning Services.

Uniform Fire Code, and all other applicable codes and ordinances in effect

Building colors are to be approved by the Planning Services Department prior

painted, textured, or sandblasted.

PARKING AND VEHICULAR ACCESS

APPLICANT SHALL CONTACT THE DEPARTMENT OF SAFETY SERVICES REGARDING COMPLIANCE

SAFETY SERVICES
Approved fire sprinkler system shall be installed in the buildings. The
entire system is to be monitored by a central g agency. A system
post indicator valve with tamper switch, also monitored, is to be located by
the CitY Fire Marshal prior to installation.
The addition of on-site fire hydrants is required. The location of the
hydrants shall be by the City Fire Marshal. All fire hydrants
shall be Jones 3775.
A Knox Security System Box and padlocks shall De required for each building
and post ' valve. Electric override switches shall be provided on
gated access to rear of building.
4. Material Safety Data Sheets shall be required for all hazardous and/or toxic
substances used in each building.
