WHEREAS, Tenta ive Parcel Map 89-08, hereinafter "Map", s.bmitted by Poway
Industrial Propert es, pplicant, for the urpose of subdivid ng the real o-
perry situated in he Cty of Poway, Count of San Diego, Sta e of C
described as Lots 3 an 26 of Pomerado Bu iness Park, Phase , Map No. 11 2,
and Parcel 1 of Parcel ap 15625 into two ots, regularly came before the ty
Council for public hear ng and action on August 22, 1989; and
WHEREAS, the Director of Planning Services has reconmended approval of the
Map subject to all conditions set forth in the Planning Services Department
report; and
WHEREAS, the City Council has read and considered said report, and has con-
sidered other evidence presented at the public hearing.
NOW, THEREFORE, the City Council of the City of Poway does resolve as
follows:
Section 1: Envl F' :
The City Council finds that the potential environmental impacts of this pro-
ject were adequately discussed in the EIR and Subsequent EIR for the South
Poway Planned Community.
Sectic s:
The City Council makes the following findings in regard to Tentative Parcel
No. 89-08 and the Map thereof:
The tentative parcel map is consistent with all applicable general and
specific plans, because the project will accommodate Light Industrial
uses and the zone designation on the site is Light Industrial.

The des gn or improvement of the tentative parcel map is consistent
with al applicable general and specific plans; in that the lot size
and con iguration, and access to the site meet the standards contained
in the PPC Development Plan.
The site is physically suitable for the type of development proposed;
in that the property has been graded in accordance with approved
grading plans.
The site is physically suitable for the density of the development pro-
posed; in that the proposed lots meet the acreage requirements of the
SPPC Development Plan.

nvironmenta dama e and avoidable injury to humans and wildlife or
heir habita , bec use the existing site has been fully graded and no
onger provi es a abltat and there are no residential uses in the

The parcel map is not likely to cause serious public health
problems, because City water and sewer service are available to the
site.

The design of the parcel map will not conflict with any ease-
ment acquired by the public at large, now of record, for access through
or use of the property within the proposed subdivision.
8. That this project will not create adverse impacts on the

Section 3: C ll Decision:
Tentative Parcel Map No. 89-08, a copy of which is on file in the Planning
Services office, is hereby approved subject to the following conditions:

conditions of approval have been read and understood.
APPLICANT SHALL CONTACT THE DEPARTMENT OF PLANNING SERVICES REGARDING COMPLIANCE
WITH THE FOLLOWING CONDITIONS:
SITE DEVELOPMENT
1. All conditions of Resolution No. P-88-72 approving Development Review 88-07
are applicable.
Prior to any use of the project site or business activity being
thereon, all conditions of approval contained herein shall be completed to
the satisfaction of the Director of Planning Services.

Development Review or Minor Development Review shall be accomplished prior
to the issuance of a building permit.
APPLICANT SHALL CONTACT THE PUBLIC SERVICES DEPARTMENT REGARDING COMPLIANCE
WITH THE FOLLOWING CONDITIONS:
GRADING
1. An as-built grading plan for the stockpile on Parcel 2 shall be submitted
and approved prior to recordation of the final map.

2. Buildings and retaining walls shall not encroach into finished slopes.
Grading of the subject property shall be in with the Uniform
Building Code, City Grading 0 approved grading plan and geotech-
nical report, and the development standards for the South Poway Planned
Community.
A soils report shall be prepared by a qualified engineer licensed by the
State of California to perfoFm such work at first submittal of a grading
plan.
The final grading plan sh ll be subject to review and approval by the
Planning Services and Pub ic Services Department and shall be completed
prior to recordation of he final subdivision map or issuance of grading
permit, whichever comes f rst.
STREETS AND SIDEWALKS
1. Future driveway for Parcel 2 shall be located at least 50 feet from the
existing driveway on Parcel 1 or combined with it into a common driveway.
Curb, gutter, and a curb return shall be installed along the eastern edge of
the existing driveway on the east side of Parcel 2 prior to recordation of
the final map.
3. All interior and exterior public streets shall be constructed to public
street standards.

and maintenance thereof to the satisfaction of the Director of Public
Services.

Registered Civil Engineer shall be submitted for approval by the Director of
Public Services. Plan check and inspection expenses shall be paid by the
developer.

UTILITIES
1. All proposed utilities within the project shall be installed underground.
2. Utility easements shall be provided to the specification of the serving uti-
lity companies and the Director of Public Services.
Water, sewer, and fire protection systems plans shall be designed and
constructed to meet requirements of the City of Poway and the Health
Department of the County of San Diego.

The applicant shall pay for a water system analysis to establish the proper
size and location for the public water system. The amount will be deter-
mined by the cost of the analysis and shall be paid Prior to building permit
APPLICANT SHALL CONTACT THE DEPARTMENT OF SAFETY SERVICES REGARDING COMPLIANCE
WITH THE FOLLOWING CONDITION:
All conditions are being considered with Development Review 88-07.

1. Final parcel and tract maps shall conform to City standards and procedures.
2. Should this subdivision be further divided, each final map shall be sub-
mitted for approval by the Director of Public Services.

3. All provisions of the Subdivision Ordinance of the Poway Municipal Code
shall be met as they relate to the division of land.
4. Prior to final map approval, all dedications shall be made and easements
granted as required above.
The tentative map approval shall expire on August 22, 1991. application for
time extension must be received 90 days prior to expiration in accordance
with the City's Subdivision Ordinance.
