P- 89-95 F CIT CO CI F H I Y 0 P Y, C LIF NI APPRO IN' I 0 DE EL ENT EVI 8 -122 AS ES 0 ' ARC L , BER 78- 3- 0 WHEREAS, Minor Development Review 89-122, submitted by Clifford Schechter applicant,requests approval to construct a 3,697 square foot single-family resi- dence for the property located at 14376 Twisted Branch Road in the PRD zone; and WHEREAS, on August 29, 1989, the City Counc11 held a hearing on the above- J item. NOW, THEREFORE, the City Council does hereby resolve as follows: Section 1: E [al Findir : This project is exempt from Environmental Review under Category 3 of the CEQA 9uideltnes. That the prop sed development is in conformance with the Poway General Plan in that he proposed use is a single-family residence and the General Plan esignatlon is Planned Residential Development which per- mits resident al uses. e Tha the pro osed develo ment will not have an adverse ae thetic, hea th, safe y, or archi ecturally related impact upon ad oining pro- per les, in hat the gra lng design, building placement, met od, bull lng and will be compat ble with surrounding properties. e That the proposed development is in compliance with the Zoning 0 in that it complies with the setbacks, height limit, and all other property development standards of the zone. That the proposed development encourages the orderly and h appearance of structures and property within the City, in that all surrounding properties are under the same zoning designation as the subject lot and are to be developed as single-family similar to the proposed project. APPLICANT SHALL CONTACT THE DEPARTMENT OF PUBLIC SERVICES REGARDING COMPLIANCE WITH THE FOLLOWING CONDITIONS: A gradin plan for the devel pment of the property shall be submitted to the City's P blic Services Depar ment for review and approval prior to issuance of a 9fa lng permit and star of grading operation. Rough grading of the site mus be completed and s all meet the City's Public Services inspector's approval prior to issuance of a building permit. Please contact Public Services for payment of water, drainage, sewer, traf- fic mitigation, and park fees prior to building permit No. P- 89-95 Page 3 APPLICANT SHALL CONTACT THE DEPARTHENT OF SAFETY SERVICES REGARDING COHPLIANCE WITH THE FOLLOWING CONDITIONS: Roof covering shall meet Class A fire retardant testing as specified in the Uniform Building Standards No. 32-7 for fire retardant roof covering per City of Poway Ordinance No. 64. ® Approved numbers or addresses shall be placed on the building in such a position as to be plainly visible and legible from the street fronting the property. Said numbers shall contrast with their background. Address will be required at private driveway entrances. 3.
