WHEREAS, Minor Development Review 89-88, submitted by James and Eileen
Datrice, applicants, request approval to construct a 2,566 square foot single-
family residence for the property located at 17120 Iron Mountain Drive in the
RR-A zone; and
WHEREAS, on September 5, 1989, the City Council held a hearing on the above-
referenced item.
NOW, THEREFORE, the City Council does hereby resolve as follows:

Review under Category 3 of the

That the proposed development is in confoFmance with the Poway General
Plan in that the proposed use is a two story, single-family
and the General Plan designation is Rural Residential Awhich permits
residential uses.

That the pro osed develo merit will not have an adverse
health, safe y, or archi ecturally related impact upon ad oining pro-
perties, in hat the gra lng design, building placement,
method, bull lng materia s, and elevations will be compat ble with
surrounding properties.
That the proposed development is in compliance with the Zoning
Ordinance, in that it complies with the setbacks, height limit, and all
other property development standards of the RR-A zone.
That the proposed development encourages the orderly and h
appearance of structures and property within the City, in that all
surrounding properties are under the same zoning designation as the
subject lot and are to be developed as single-family residences similar
to the proposed project.

The City Council hereby approves Minor Development Review 89-86 subject to
the following conditions:

APPLICANT SHALL CONTACT THE DEPARTMENT OF PLANNING SERVICES REGARDING COHPLIANCE
WITH THE FOLLOWING CONDITIONS:
1. The appropriate Building Department approvals shall be received prior to
initiation of construction.
2. All new and existing utilities shall be underground. Undergrounding shall
be completed prior to certification of occupancy.
3. School impact fees shall be paid at the time of issuance of Building
Permits.

Water, sewer, and fire protection systems plans shall be designed and
constructed to meet requirements of the City of Poway and the County of San
Diego Health Department.
Prior to issuance f building permits, a la dsc ping plan for all slopes in
exces of five fee shall be submitted to t e Panning De artment. The

plan lngs as descr bed on page 20 of the Ci y o Poway's 988 Landscape
Start ards. Landscaping shall be installed prior to certi ication of
occupancy.
Per Section 17.08.180 of the Poway Zoning Development Code, the driveway
must be constructed of six inch Portland Concrete where the slope is 15 per-
cent or greater.
7. Future grading of the hillside portions of the subject lot shall be prohib-
ited unless approved by City Council.
8. Self-generating water softeners are prohibited in accordance with Chapter
13.04 of the Municipal Code.
9. This permit shall become null and void on September 5, 1990 if building per-
mits have not been issued.
APPLICANT SHALL CONTACT THE DEPARTMENT OF PUBLIC SERVICES REGARDING COMPLIANCE
WITH THE FOLLOWING CONDITIONS:
A gradin plan for the development of the property shall be submitted to the
City's P bllc Services Department for review and approval prior to issuance
of agra lng permit and start of grading operation. Rough grading of the
site mus be completed and shall meet the City's Public Services inspector's
approval prior to issuance of a building permit.

As the Iron Mountal area is known to have a low water table and
amounts of iron in he drinking water, well tests shall be conducted for the
subject property, he tests should cover the quantity and quality of water
to the si e. Said tests shall be reviewed by the Director of
Public Services prior to building permit issuance.
The applicant shall contact Public Services Department for payment of water,
sewer, drainage, traffic and park fees prior to building permit
APPLICANT SHALL CONTACT THE DEPARTMENT OF SAFETY SERVICES REGARDING COMPLIANCE
WITH THE FOLLOWING CONDITIONS:
Roof covering shall meet Class A fire retardant testing as specified in the
Uniform Building Standards No. 32-7 for fire retardant roof covering
materials, per City of Poway Ordinance No. 64.
Approved numbers or shall be placed on the building in such a
position as to be plainly visible and legible from the street fronting the
property. Said numbers shall contrast with their background. Address will
be required at private driveway entrances.
3. Each chimney used in conjunction with any fireplace shall be maintained with
a spark arrester.

6. This dwelling is being built on a parcel size of 2.51 acres and is beyond
500 feet maximum from the nearest fire hydrant. A residential sprinkler
system is required; contact the Fire Bureau for details. A
storage tank for standby water for fire fighting shall be installed.
