WHEREAS, Development Revi w 89-22, submitted by McMillin C appli-
cant, requests approval of a evelopment review to allow construction of 26
single-family homes within TT 87-0S. The subdivision is located at the north-
west corner of Valle Verde an Espola Road in the RS-2 zone; and
WHEREAS, on September 5, 1989, the City Council held a hearing on the above

Plan, in that the proposed density and single-family residential use is
consistent with the General Plan designation of Single-
Family 2 zones.

perties because rooflines, building materials, and design
are compatible with adjacent tract developments.

APPLICANT SHALL CONTACT THE DEPARTMENT OF PLANNING SERVICES REGARDING COMPLIANCE
WITH THE FOLLOWING CONDITIONS:
SITE DEVELOPMENT
Site shall be developed in accordance with the approved site plans on file
in the Planning Services Department and the conditions herein.
Approval of this request shall not waive compliance with all sections of the
Zoning Development Code and all other applicable City 0 in effect
at the time of building permit issuance.
The developer shall provide a minimum of 25% of the lots with adequate
sideyard area for vehicle storage pursuant to City standards, and
the C.C.&R.'s shall prohibit the storage of vehicles in the
required front yard setback.

Prior to any use of the project site or business activity being
thereon, all conditions of approval contained herein shall be completed to
the satisfaction of the Director of Planning Services.

LANDSCAPING
The developer shall insure installation of front yard landscaping and
irrigation for each unit. It shall be installed no later than 180 days
following the close of escrow for each unit. Security shall be to the
satisfaction of the Director of Planning Services.

A detailed landscape and irrigation plan for all graded slopes in excess of
three feet in height shall be submitted to and approved by the Planning
Services Department prior to the issuance of building permits.
Street trees, a minimum of 15 gallon size or larger, shall be installed in
accordance with the City of Poway Ordinance and sh ll b planted at an
average of every 30 feet on interior streets and 2 fee on exterior
streets. Street trees hall be located no closer han en feet from

sales trailer lot as per the park plans for Valle Verde Park. The site is
to be completed prior to occupancy of the 26 homes.
2. All public improvements adjacent to or on the park site are to be completed

The sales complex shall be limited to six display flags. The flags and
their support structures shall be removed at the time the complex is
removed.
The developer shall display a current Zoning and Land Use Map in the sales
office at all times, and/or suitable alternative to the satisfaction of the
Director of Planning Services.

APPLICANT SHALL CONTACT THE PUBLIC SERVICES DEPARTHENT REGARDING COHPLIANCE WITH
THE FOLLOWING CONDITIONS:
Driveway openings for circular driveways shall have a minimum clear spacing
of 50 feet unless approved by the City Engineer when traffic safety is not
compromised.

THE FOLLOWING CONDITIONS:
Roof covering shall meet Class A fire retardant testing as specified in the
Uniform Building Standards No. 32-7 for fire retardant roof covering
materials, per City of Poway Ordinance No. 64.
Approved numbers or addresses shall be placed on the building in such a
position as to be plainly visible and legible from the street fronting the
property. Said numbers shall contrast with their background. Minimum
height of address numbers shall be four inches. Address shall be required
at private driveway entrances.
