Council Tentative Tract Map No. 89-08, copy of which is on file in the Planning Services office, is hereby approved subject to all of the following con- ditions: Within 30 days of approval, the applicant shall submit in writing that all conditions of approval have been read and understood. STREET~ - GENERAL All streets shall be striped and signed in accordance with the latest edi- tion of CALTRANS Traffic Control Manual and to the satisfaction of the City Engineer. 2. All street sections shall be improved as shown on the tentative map and in the Development Standards, Volume II, as amended by Resolution No. 88-138. ® Sidewalks, jogging paths, and bike routes shall generally be located as shown on the tentative map and the Development Standards, Volume II, and shall be to the satisfaction of the City Engineer. 4. LAN~ USE The project's building square footage for Light Industrial Park and South Poway C shall be with the SPPC Plan and shall not exceed 2,397,107 square feet total. Maintenance of the mini-park(s) and the recreational facility{ies) in the Pomerado Business Park shall be the responsibility of the SPPC Property Owners' Association and shall be stipulated in the CC&R's and/or Articles of Incorporation. 3. Dedicate and improve the trail along Beeler Canyon Road. 4. Pay $500,000 to be used to improve the five-acre park within TTM 87-13. Exposed fill slopes, wherever they occur, should be surfaced with topsoils, if necessary for revegetation, and revegetated before they are eroded by rainfall. A mulch may be required to protect fill slope surfaces while vegetation is being established. Access control method such as signage, fencing, and other forms of barriers should be utilized wi hin natural open space or rural residential areas, in order to minimize hab tat disruption.
