WHEREAS, Development Revie 89-1 , submitted by Woodcrest Development, Inc.,
applicant, requests appr val o the evelopment review to allow the construction
of 67 single-family dwel ings n Tract Map No. 88-03, located north
and west of the intersec ion o Oak noll Road with Poway Road and approximately
1,000 feet northwest of he in ersec ion of Poway and Pomerado Roads; and
WHEREAS, on October 10, 1989, the City Council held a hearing on the above-
referenced item.
NOW, THEREFORE, the City Council of the City of Poway does resolve as
follows:
Section 1:

Prior to issuance of building permits, the developer shall submit a phasing
and construction traffic plan which illustrates the sequence for finaling of
the homes.
Prior to the issuance of building permits, the applicant shall submit a
revised materials sample board for review by the Director of Planning
Services. Materials shall include three different shades of roof tile and
three different trim colors.
Five foot high wood, stu co, or decorative block fencing hall be installed
along or behind the fron yard line extending from house o house. A five
foot high wood, stucco, block, or view fence w ll be installed
along the rear property ine. The design and material ut lized for the fen-
ces shall be subject to he approval of the Director of P arming Services.
Fencing shall be installed prior to final occupancy.
Working drawings shall include a certification by a recognized
expert that the requirements of the City of Poway's Noise Ordinance will be

All developments required to construct public Landscape Halntenance District
