WHEREAS, Conditional U e Permit 88-14 and Development Review 8 -17, sub-
mitted by First Church of hrist Scientist, pplicant, were grante approval of
a master plan for the exts lng church proper y to include the cons ruction of a
new 6,760 square foot sanc uary and a remode lng of the existing c urch
buildings located at 16135 Pomerado Road in he RR-C zone; and
WHEREAS, on October 31, 1989 the City Council held a hearing on the above-
J item.
NOW, THEREFORE, the City Council does hereby resolve as follows:

he City Council finds that this project will not have a significant adverse

he original approval adequately addressed all of the potential impacts of
he present project.
Conditional Use Permit 88-14
That the location, size, design, and operating characteristics of the
proposed use will be with and will not affect or
be materially to adjacent uses, bui'ldin s,
structures, or natural The First Church of Christ cientist
has operated at this location for many years in a manner compa ible
with surrounding residential neighborhood. The new building w ll
observe a minimum 50 foot setback from the residential uses to reduce
impacts.

That the scale, bulk, coverage, and density is consistent with adj cent
uses, in that all development of the Zoning Development ode
are met. The project will meet the applicable property developmen
standards for off-street parking, setbacks, lot coverage, and bull ing
height.
That there are public facilities, services, and utilities to
serve the proposed use as all facilities and services can be provided for
through the conditions of approval.
That t ere will not be a harmful effect upon desirable neighborhood
charac eristics, in that the required wood fence and dense landscaping
along he property lines will buffer the project from adjacent residen-
tial s ructures and uses.

That the generation of traffic will not adversely impact the
surrounding streets and/or the City's Circulation Element in that a
condition of approval will require the payment of Traffic
Fees and the of imp along Pomerado Road.
That the site is suitable for the type and intensity of use and devel-
opment proposed in that the site is gently sloping and is located in a
that can use its services and buildings.
That there will not be significant harmful effects upon the

supportive to residential uses.
That the proposed development will not have an adverse
health, safety, or architecturally related impact upon adjoining prop-
erties, as noted under the findings in the preceding section.
That the proposed development is in compliance with the Zoning
Ordinance, in that all development standards will be met in development
of the project.
