Childers Co., Inc., applicant, requests approval for construction of four i buildings located on Lot 32 in the Pomerado Business Park, in the PC (Planned Community) zone; and WHEREAS, on November 14, 1989, the City Council held a hearing on the above- referenced item. NOW, the City Council does hereby resolve as follows: The City Council finds that the potential impacts of this pro- ject were adequately in the EIR and subsequent EIR for the South Poway Planned C That the proposed developm nt is in with the Poway General Plan and the South Poway Panned Community Development Plan, in that the proposed light industr al buildings conform to the land use plan and development or the planned e Tha the roposed development will not have an adverse aesthetic, hea th, s fety, or architecturally related impact upon adjoining pro- per les, n that the proposed buildings are similar to and will comple- men exis lng buildings in the area. J That the proposed development is in compliance with the Zoning Ordinance because it conforms to the SPPC Development Standards text. That the proposed development encourages the orderly and h appearance of structures and property within the City through their consistency with the SPPC plan which provides high standards of deve- lopment for a planned community. The City Council hereby approves Development Review 89-24 subject to the following conditions: Within 30 days of approval the applicant shall submit in writing that all conditions of approval have been read and Resolution No. P- 8g-t40 Page 2 APPLICANT SHALL CONTACT THE DEPARTMENT OF PLANNING SERVICES REGARDING CONPLIANCE WITH THE FOLLOWING CONDITIONS= SITE DEVELOPNENT 1. Site shall be developed in accordance with the approved site plans on file in the Plannlng Services Department and the contained herein. 2. All work other than loading and unloading must be done within the walls of the buildings. 3. The site plan shall be revised to provide a minimum landscape planter width of four feet around the perimeter of the site. 4. The site plan shall be revised to provide a minimum driveway aisle width of 25 feet. 5. Any gates within parking areas shall be designed to roll back so as not to interfere with required parklng spaces and driveway aisles. e Revised site plans and building elevations incorporating all conditions of approval shall be submitted to the Planning Services Department prior to issuance of building permits. 7e Approval of this request shall not waive compliance with all sections of the Zoning Development Code and all other applicable City Ordinances in effect at the time of building permit issuance. All landscape areas shall be maintainted in a healthly and thriving con- dition, free from weeds, trash, and debris. SIGNS Any signs proposed for this development shall be designed and approved in con- formance with the Sign Ordinance and the sign standards contained in Volume 1I of the South Poway Development Plan. APPLICANT SHALL CONTACT THE PUBLIC SERVICES DEPARTMENT REGARDING CONPLIANCE WITH THE FOLLOWING CONDITIONS, GRADING Grading of the subject property shall be in accordance with the Uniform Building Code, City Grading Ordinance, approved grading plan and geotech- nical report, and the South Poway Planned Community development standards. A soils report shall be prepared by a qualified engineer licensed by the State of California to perform such work at first submlttal of a grading plan. e Buildings and parking lots shall be at least five feet from tops and toes of slopes. Building shall also be displayed on the roof in a manner satisfactory to the Director of Safety Services. The minimum size of building numbers shall be 18 inches on face of building. Fire Department access for use of heavy fire fighting equipment shall be provided to the immediate job construction sites at the start of construc- tion and maintained at all times until construction is completed. Access roadways for fire apparatus shall be designated as fire lanes with appropriate signs and curb markings. The buildings shall be provided with approved automatic smoke and heat vents. Prior to final map approval, all dedications shall be made and easements granted as required above.
