P- 89-141 F TH CITY 0 I F E IT 0 PO" Y, CALF I APPR VI M NO D VELv MENT R V 9-164 AS ES R' P RC L NU BER 27 - - 8 WHEREAS, Minor Development Review 89-164, submitted by Gary Mishler, applicant, requests approval to construct a two story 5,000 square foot home on the property located at 14356 Twisted Branch Road in the PRD zone, Country Estates; and WHEREAS, on November 28, 1989, the City Council held a hearing on the above- item. NOW, THEREFORE, the City Council does hereby resolve as follows: Section 1: E : This project is exempt from E CEQA guidelines. tal Review under Category 3 of the Section 2: : That the proposed development is in conformance with the Poway General Plan in that the proposed use is a two story, single-family residence and the General Plan designation is PRD. Section ; ~ion: The City Council hereby approves Minor Development Review 89-164 subject to the following conditions: Within 30 days of approval the applicant shall submit in writing that all conditions of approval have been read and understood. The appropriate Building Department approvals shall be received prior to initiation of construction. 2. All new and existing utilitles shall be underground. A right of way permit shall be obtained from the City's Publi Services department for any work to be done within the public street r ght-of-way or any City-held ease ent. Please contact Public Services for payment of water, drainage, sewer, traffic mitigation, and park fees prior to building permit APPLICANT SHALL CONTACT THE OEPART#ENT OF SAFETY SERVICES REGARDING COMPLIANCE WITH THE FOLLOWING CONDITIONS: Roof covering shall meet Class A fire retardant testing as specified in the Uniform Building Standards No. 32-7 for fire roof covering materials, per City of Poway Ordinance No. 64. Approved numbers or shall be placed on the building in such a position as to be plainly visible and legible from the street fronting the property. Said numbers shall contrast with their background. Address will be required at private driveway entrances. 3. Each chimney used in conjunction with any fireplace shall be maintained with a spark arrester. Dead end access roadways in excess of 150 feet long shall be provided with approved p for the turning around of Fire Department apparatus.
