WHE EAS, Tentative Parcel Map 8g-15, hereinafter referred to as "Map", sub-
mitted Pomerado Properties/Patsy G. Lon i, applicants, for the urpose of
ubdivi ng the real property situated in he City of Poway, Count of San

report; and
WHEREAS, the City Council has read and considered said report and has con-
sidered other evidence presented at the public hearing.

The City Council makes the following findings regarding Tentative Parcel Map
89-15 and the Map thereof:
The tentative parcel map is consistent with the Comprehensive Plan of
the City of Poway and the Specific Plan for the South Poway Planned
Community.
The design or Im rovement of the tentative parcel map is consistent
with all applica le general and specific plans in that the design con-
forms to the lim ts of grading and the imp will adhere to the
development start ards of the Planned Conmunity.
The site is physically suitable for the type of evelopment proposed;
in that the development plans for Parcel 2 will ncorporate contour
grading, minimum grading methods, and building s ting and landscaping
to soften slopes. The existing residential deve opment on Parcel 1
will remain.

The site is physically suitable for the density of the development pro-
posed. The net buildable area on Parcel 2 will adhere to the acreage
allocated in the adopted Planned C

ment, acquired by the public at large, now of record, for access
through or use of property within the proposed parcel map.
Parcel Map 89-15, copy of which is on file in the Planning
Services Department is hereby approved subject to the following conditions:
Within 30 days of approval, the applicant shall submit in writing that all
conditions of approval have been read and understood.
APPLICANT SHALL CONTACT THE DEPANTNENT OF PLANNING SERVICES REGARDING COMPLIANCE
WITH THE FOLLOWING CONDITIONS:
EXISTING STRUCTURES
Provide compliance with the Uniform Building Code for property line clear-
ances considering use, area and fire-resistiveness of existing buildings.
2. Verify that existing buildings comply with current building and zoning regu-
lations.
APPLICANT SHALL CONTACT THE PUBLIC SERVICES DEPARTNENT REGARDING COMPLIANCE WITH
THE FOLLOWING CONDITIONS:

UTILITIES
Parcel 1 will be served by the existing well and septic system.
The development of Parcel Z and an development on Parcel I will
be In accordance wlth the Condltlo s of Approval contained wlthln Resolution
P-89-116 for Tentative Tract Nap 8 -08 and completed to the satisfaction of
the 01rectors of Planning and Pub1 c Services.
2. Should this subdivision be further divided, each final map shall be sub-
mitted for approval by the Director of Public Services.
3. All p of the Subdivision Ordinance of the Poway Municipal Code shall
be met as they relate to the division of land.
4. The site shall be developed in accordance with the South Poway Planned
Community.
The tentative map approval shall expire on December 19, lggl. An appli-
cation for time extension must be received 90 days prior to expiration in
accordance with the City's Subdivision Ordinance.
APPROVED and ADOPTED by the City Council of the City of Poway, State of
California, this 19th day of December, 1989.
