WHEREAS, Tentative Tract Map No. 85-04 Time Extension (3), hereinafter
"Map" submitted by C. F. Poway Ltd., applicant, f r the purpose of ~
the real pro erty situated i the City of Poway, ounty of San Diego, State of
C escrtbed as por ion of the south hal of the northeast quarter and
the outheas quarter of Sec ion 23 and the west all of Section 24, and those

approved September 1, 1879 into ,0 lots, regularly came before the City
Council for public hearing and ac on on December 19, 1989; and
WHEREAS, the Director of Planning Services has
third one-year time extension for the Map subject to all
in the Planning Services Department report; and
approval of a
conditions set forth
WHEREAS, the City Council has read and considered said report and has con-
sidered other evidence presented at the public hearing.
NOW, THEREFORE, the City Council of the City of Poway does resolve as
follows:

The City Council finds that the previously issued Negative Declaration ade-
quately discusses the environmental concerns of this project.
The City Council makes the ollowing findings in regard to Tentative Tract
No. 85-04 Time Extension {3 and the Map thereof which are supported.by
evidence contained in Volum s 1, 2, 3, and 4 of the South Poway Planned
Community and elsewhere in he project records.
The tentative tract is consistent with all applicable general and spe-
cific plans and with the South Poway Planned Community Development
Plan.
The design or improvement of the tentative tract is consistent with the
General Plan and the South Poway Planned Community D Plan.
3. The site is physically suitable for the type of development proposed.

The site is physically suitable for the density of the development
proposed.
The design of the subdivision is not likely to cause substantial
~al damage and avoidable injury to humans and wildlife or
their habitat as mitigation measures have been included as conditions
of approval.
The tentative tract is not likely to cause serious public health
problems in that public services will be provided.

The design of the tentative tract will not conflict with any easement
acquired by the public at large, now of record, for access through or
use of the property within the proposed subdivision.

Section 3:
Tentative Tract Map No. 8S-04TE {3), a copy of which is on file in the
Planning Services office, is hereby approved subject to all the following

the City a nonrefun able fee equal to en percent of the sewerage con-
nection fee associa ed with Letter of vailbility 141. In addition,
the application sha 1 pay a nonrefunda le charge of $50 for renewal of
LOA 141.
3. This Time Extension shall expire on November 19, lggo.
