P-90-17 F T CI Y U I F T E T 0 PO Y, APP OVI G N AT VE RCE M - 4TE ASSES OR' P C L UMB 32 -2 - ND 10 W EREAS, Tentative Parcel Map No. 87-04TE, hereinafter "Map" submitted by Jeff arroll, applicant, for the purpose of subdividing the real property situa ed in th Cit of Poway, County of San Dieg , State of California, as t e we terly 213.55 feet and the eas erly 171.50 feet of the wes erly 385.0 fee of that portion of Lot 3 in he northeast quarter of the sou hwest quar er o Section, Township 14 south, ange 1 West, San Bernardino Met dian into hree lots, regularly came before t e City Council for public hearing and ac ion on February 27, 1990; and WHEREAS, the Director of Planning Services has recommended approval of the Map subject to all conditions set forth in the Planning Services Department report; and WHEREAS, the City Council has read and considered said report and has con- sidered other evidence presented at the public hearing. NOW, THEREFORE, the City Council of the City of Poway does resolve as follows: Section 1: : A Negative Declaration was issued on March 1, lg88. No new significant impacts have occurred or will result with the granting of the time extension and further tal review is not necessary. Section 2: F : The City Council makes the following findings in regard to Tentative Parcel No. 87-04TE and the Map thereof: The tentative parcel is consistent with all applicable general and spe- cific plans; in that the proposed land use is Residential Single-Family 2 {1-2 du's/net acre). The design or improvement of the tentative parcel map is consistent will all applicable general and specific plans; in that it provides for three single-family home sites. m The site is physically suitable for the type of development proposed; in that it is level, and within the urbanized area of the City. The site is physically suitable for the density of the development pro- posed because it meets the minimum lot size requirements of the Residential Single-Family 2 zone. Resolution No. P-90-17 Page 2 Se Se e Se The design of the subdivision is not likely to cause substantial environmental damage and avoidable injury to humans and wildlife or their habitat. The tentative parcel map is not likely to cause serious public health problems because public facilities necessary for residential develop- ment will be provided by the developer. The design of the tentative parcel map will not conflict with any ease- ment acquired by the public ar large, now of record, for access through or use of the property within the proposed subdivision. The design of the subdivision has provided, to the extent feasible, for future passive or natural heating or cooling opportunities in the subdivision. Section 3: Cl on: Tentative Parcel Map No. 87-04TE, a copy of which is on file in the Planning Services office, is hereby approved subject to all of the following con- ditions: Approval of TPM 87-04TE is based on its conformance with the conditions contained in City Council Resolution P-88-16.
