WHEREAS, Tentative Parcel Map No. gO-01, hereinafter "Map" s bmitted by
Robert Bein, William Frost & ssoctates, applicants, Norman and a dr Nowell,
owners, for the purpos of su dividing the real property situate n he City of
Poway, County of San D ego, S ate of California, described as Lo o Map No.
11742 and Parcels 4 an 5 of arcel Map 15618 into five lots, regu ar y came
before the City Counct for public hearing and action on March 27, 19 O; and
WHEREAS, the Director of Planning Services has reco~mnended approval of the
Map subject to all conditions set forth in the Planning Services Department; and
WHEREAS, the City Council has read and considered said report, and has con-
sidered other evidence presented at the public hearing.
NOW, THEREFORE, the City Council of the City of Poway does resolve as
follows:
Section
The City Council finds that the potential environmental impacts of this pro-
ject were adequately discussed in the EIR and Subsequent EIR for the South
Poway Planned Community.
Section 2= Flndln~ :
The City Councll makes the following findings in regard to Tentative Parcel
No. 90-01 and the Map thereof:
The t ntative parcel map is consistent with all applicable general and
speci ic plans, because the subdivision will accommodate Light
Indus rial uses and the zone designation on the site is Light
Indus rial.
The design or improvement of the tentative parcel is consistent with
all applicable general and specific plans, in that the lot size, con-
figurations, conceptual grading, and access to the site meet the stan-
dards contained in the South Poway Planned Community Development Plan.
The site is physically suitable for the type of development proposed,
in that the property has been graded in with approved
grading plans.

The site is physically suitable for the density of the develoment pro-
posed, in that all proposed lots meet the standards for Light
Industrial Developments.

or use of the property within the proposed subdivision.

Section
Tentative Parcel Nap No. 90-01, a copy of which is on file in the Planning
Services Department, is hereby approved subject to the following conditions:
Within 30 days of approval the applicant shall submit in writing that
all conditions of approval have been read and understood.

of DR 89-07 shall apply.
APPLICANT SHALL CONTACT THE OEPARTNENT OF ENGINEERING SERVICES REGARDING
COMPLIANCE WITH THE FOLLOWING CONDITIONS:
A reciprocal access and maintenance agreement shall be recorded with the
final map. This agreement shall provide for access to all parcels over pri-
vate drives or parking areas as well as common sewerage and storm drain
facilities.
2. A reciprocal parking agreement shall be recorded for Parcels 1 through 4.

All damaged off-site public works facilities, including parkway trees, shall
be repaired or replaced prior to exoneration of bonds and improve-ments, to
the satisfaction of the Department of Public Services.
Prior to any work being performed in the public rig an
merit permit shall be obtained from the Public Services office and
appropriate fees paid, in addition to any other permits required.
5. The property line between Parcels 1 and 4 shall be located no further than
one foot from the wall of Building I.

Should this subdivision be further divided, each final map shall be sub-
mitted for approval by the Director of Public Services.
All provisions of the Subdivision Ordinance of the Poway Municipal Code
shall be met as they relate to the division of land.
The tentative parcel map approval shall expire March 27.1992. Application
for time extension must be received 90 days prior to expiration in accor-
dance with the City's Subdivision Ordinance.
