WHEREAS, the Director of Planning Services has recommended approval of the
project subject to all conditions set forth in the Planning Services Department
report; and
WHEREAS, the City Council has read and considered said report and has con-
sidered other evidence presented at the public hearing;
NOW, THEREFORE, the City Council of the City of Poway does resolve as
follows=
Section 1: Envlronme :
A Negative Declaration with mitigation measures was previously issued indi-
cating that this project will not have significant adverse impact on the
environment.
The tentative tract map is consistent with applicable general and spe-
cific plans in that the property is designated for condominium develop-
ment.
The design o improvements of he tentative tract map is consistent
with all app icable general an specific plans, in that the 48-unit
project comp les with the requ red area and density of the zone and
design guide ines of the 'Old oway' Specific Plan and Comprehensive
Plan.

The site is physically suitable for the type of development proposed in
that the 4.0 acre site is flat and can accommodate and provide the
required building setback areas, parking spaces and amenities.

The design of the tentative tract map wlll not conflict with any ease-
ment acquired by the public at large, now of record, for access through

That this project will not create adverse impacts on the [

WITH THE FOLLONING CONDITIONS:
1. The appropriate Building Department approvals shall be received prior to
initiation of construction.
All new utilities shall be installed underground. Please contact SDG&E
Planning Division at 480-7617. Completion of undergrounding shall be done
prior to issuance of a Certificate of Occupancy.
3. School impact fees shall be paid prior to issuance of building permits.
4. Water and fire protection systems plans shall be designed and constructed to
meet requirements of the City of Poway.
