WHEREAS, Tentative Tract Map No. 87-13R, hereinafter referred t s "Map",
submitted by Parkway Partners, applicant, for the urpose of subdiv d ng he

87-13R and the Map thereof affecting Unit 2:

in that the development plans will incorporate contour grading, minimum

Tentative Tract Map No. 87-13R, copy of which is on file in the Planning
Services office, is hereby approved to all of the following conditions:
Within 30 days of approval, the applicant shall submit in writing that all
conditions of approval have been read and understood.
The conditions for TTM 87-13 contained within Resolution No. P-88-85 are
to Unit 2.
APPLICANT SHALL CONTACT THE DEPARTNENT OF PLANNZNG SERVXCES REGARDING COMPLIANCE
WITH THE FOLLOWING CONDZTZOMS:
A mi igation measure monitoring program, as required by AB 3180, shall be
deve oped for the conditions pertaining to Biology, Cultural R
Traf ic System Management, and Aesthetics on the project perimeters. Any
addi ional costs for the monitoring shall be borne by the applicants.

APPLICANT SHRLL CONTACT THE DEPARTMENT OF ENGINEERING SERVICES REGARDING
CONPLIANCE WITH THE FOLLOWING CONOITIONS:
Modify the South Poway Parkway alignment east of the intersection of
Street and South Poway Parkway so that the alignment through the
McLauchlan property stays within the limits of grading on the north side.

APPLICANT SHALL CONTACT THE COI4UNITY SERVICES DEPARTNENT REGARDING CONPLIANCE
WITH THE FOLLOWING CONDITIONS:
The equestrian trail on the north slope needs to be realigned in conformance
with the requirements of the Community Services Department and the Master
Plan of Trails.
APPLICANT SHALL CONTACT THE OEPARTNENT OF PUBLIC SERVICES REGARDING CONPLIANCE
WITH THE FOLLOWING CONDITIONS:
Provide an access road for maintenance of the sewer and storm drain to the
end of Gate Drive.
APPLICANT SHALL CONTACT THE DEPARTNENT OF SAFETY SERVICES REGARDING COWPLIANCE
WITH THE FOLLOWING CONDITIONS:
The City Fire Marshal will relocate the proposed fire hydrants to meet the
newly formed property lines.

The tentative map approval shall expire on June 26, 1992 unless an applica-
tion for time extension is received gO days prior to expiration in accor-
dance with the City's Subdivision Ordinance.
APPROVED and ADOPTED by the City Council of the City of Poway, State of
