WHEREAS, the Director of Planning Services has recommended approval of the
map subject to all conditions set forth in the Planning Services Department
report; and
WHEREAS, the City Council has read and considered said report and has con-
sidered other evidence presented at the public hearing.
NOW, THEREFORE, the City Council has read and considered said report and has

HOW, THEREFORE the City Council does hereby resolve as follows:
Section 1: Envtronmenta

Section 2: :
The City Council makes the following findings regarding
90-03 and the Map thereof:
Parcel Map
The tentative parcel map is consistent with the Comprehensive Plan of
the City of Poway and the specific plan for the South Poway Planned
Community.

The design or improvement of the tentative parcel map is with
all applicable general and specific plans; in that the design is con-
ditioned to conform to the limits of grading and the imp
adhere to the development standards of the planned community.

The site is physically suitable for the type of development proposed;
in that the development plans will incorporate contour grading, minimum
grading methods, and building siting and landscaping to soften slopes.

The tentative parcel map is not likely to cause serious public health
problems; in that all lots will be served by public water and sanitary
sewer service and be subject to County regulations concerning hazardous
materials.

The design of the tentative parcel map will not conflict with any ease-
ment by the public at large, now of record, for access through or use
of the property within the proposed subdivision.
Council Decision:
Tentative Parcel Map No. 90-03, copy of which is on file in the Planning
Services office, is hereby approved to all of the following conditions:
Within 30 days of approval, the applicant shall submit in writing that all
conditions of approval have been read and understood.
All applicable conditions of R No. P-88-85 for the approval of
Tentative Tract Map 87-13 shall be completed prior to filing the final map.
APPLICANT SHALL CONTACT THE DEPARTMENT OF PLANNING SERVICES FOR CO#PLIANCE WITH
THE FOLLOWING CONDITIONS:
A mi igation measure monitoring program, as required by AB 3180, shall be
deve oped for the conditions pertaining to Biology, Cultural R
Traf ic System Management, and Aesthetics on the project perimeters. Any
addi ional costs for the monitoring shall be borne by the applicants.
2. The visibility of buildings from the north will be reviewed at the time of
development review app for Lots 2 - 6.
APPLICANT SHALL CONTACT THE DEPARTHENT OF ENGINEERING SERVICES FOR CONPLIANCE
WITH THE FOLLOWING CONDITIONS:
hydrology/hydraulics report shall be submitted for the deletion of the
etention basin on Lot 2. This report shall be approved by the City
ngineer and the results incorporated into the grading/improvement plans for

APPLICANT SHALL CONTACT THE DEPARTNENT OF SAFETY SERVICES FOR COMPLIANCE WITH
THE FOLLOWING CONDITION:
The City Fire Marshal to relocate fire hydrants to meet newly formed prop-
erty lines.
GENERAL
The tentative map approval shall expire on June 26, lgg2 unless an applica-
tion for a time extension is received go days prior to expiration in accor-
dance with the City's Subdivision Ordinance.
APPROVED and ADOPTED by the City Council of the City of Poway, State of
