WHEREAS, Minor Development Review 90-3g, submitted by Glen Rivers,
applicant, requests approval to construct a 6,662 square foot single-family resi-
dence for the property located at 14260 Tierra Bonita Road in the RR-A and RR-C
zones; and
WHEREAS, on July 31, 1990, the City Council held a hearing on the above-
referenced item.
NOW, THEREFORE, the City Council does hereby resolve as follows:

That the proposed development is in conformance with the Poway General
Plan in that the proposed use is single family residential and the
General Plan designation is RR-A and RR-C.

That the proposed develo ment will not have an adverse ae thetic,
health, safety, or archi ecturally related impact upon ad oining prop-
erties, in that the grad ng design, building placement, c nstruction
method, building and will be with
surrounding properties.
That the proposed development is in compliance with the Zoning
Ordinance, in that it complies with the setbacks, height limit, and all
other property development standards of the RR-A and RR-C zone.
That the proposed development encourages the orderly and harmonious
appeara ce of structures and propert within the City, in that
surroun lng properties to the east, outh, and west, are under the same
zoning esignation as the subject lo and are to be developed as
single- amily residences similar to he proposed project.

Water, sewer, and fire protection systems plans shall be designed and
constructed to meet requirements of the City of Poway and the County of San
Diego Health Department.
4. The appropriate Building Department approvals shall be received prior to
initiation of construction.
5. School impact fees shall be paid at the time of issuance of Building
Permits.

All new and existing shall be underground. Undergrounding shall
be completed prior to certification of occupancy or the applicant shall file
a waiver of the requirement to underground utilities with the Planning Services
Department prior to building permit issuance.

Prior to issuance of building permits, a landscaping plan fo all slopes

APPLICANT SHALL CONTACT THE DEPARTMENT OF SAFETY SERVICES REGARDING CONPLIANCE
WITH THE FOLLOWING CONDITIONS:
Roof covering shall meet Class A fire retardant testing as specified in the
Uniform Building Standards No. 32-7 for fire retardant roof covering
materials, per City of Poway Ordinance No. 64.
Approved numbers or addresses shall be placed on the building in such a
position as to be plainly visible and legible from the street fronting the
property. Said numbers shall contrast with their background. Address will
be required at private driveway entrances.
3. Each chimney used in conjunction with any fireplace shall be maintained with
a spark arrester.
Every building thereafter constructed shall be accessible to Fire Department
apparatus by way of access roadways with all-weather driving surface of not
less than 20 feet of unobstructed width, with adequate roadway turning

radius capable of supporting the imposed loads of fire apparatus and having
a minimum of 13' 6" of vertical clearance. The road surface type shall be
approved by the City Engineer, pursuant to the City of Poway Municipal Code.
