WHEREAS, Temporary Use Pemit 90-49, submitted by McMillin Communities,
applicant, requests approval for the use of two production homes as models for
the Serenata development located at 16886 and 16888 St. Andrews Drive in the
RS-2 zone; and
WHEREAS, on August 28, 1990, the City Council held a hearing on the above-
referenced item.
NOW, THEREFORE, the City Council does hereby resolve as follows:

That the proposed development is in with the Poway General
Plan in that the proposed use is single family residential sales office
complex, which is permitted by the General Plan.
That the proposed develo ment will not have an adverse
health, safety, or archi ecturally related impact upon adjoining prop-
erties, in that there wi 1 be no exterior change to the homes other
than the model home fenc ng at the curb.
That the proposed development is in compliance with the Zoning
Ordinance, in that it complies with the development standards for model
complexes.
That the proposed development encourages the orderly and
appearance of structures and property within the City.
Section 3: C ~ Council
The City Council hereby approves Temporary Use Permit 90-49 subject to the
following conditions:
Within 30 days of approval the applicant shall submit in writing that
all conditions of approval have been read and understood.
Prior to installation of the security trap fencing, the applicant shall
obtain an t permit from the Engineering Services Department,
for all work to be performed in the public right-of-way.

Any appropriate Building Department approvals shall be received prior
to Initiation of construction.
4. This approval shall expire on August 28, 1992.
