WHEREAS, Development Review 90-08, submitted by Daley
Industrial Ventures, Inc., applicant, requests approval of a
112,000 square foot in the PC (Planned
Community zone; and
on December 18, 1990, the City Council held a hearing
on the above-referenced item.
NOW, the City Council does hereby resolve as
follows:
Section 1: Environment :
The City Council finds that the potential kal
impacts of this project were adequately ~ in the EIR
and Subsequent EIR for the South Poway Planned y.
Section 2: Fin( :
The proposed project will be consist nt with the existing
general plan and there is a reasona le probability that
the roJect will be consistent with he proposed general
plan and, that the proposed evelopment is in
conf rmance with the South Poway Planned Community
Deve opment Plan, in that the proposed light industrial
bull lng conforms to the land use plan and development
stan ards for the planned community.
That the proposed development will not have an advers
aesthetic, health, safety, or architecturally relate
impact upon adjoining properties, in that the propose
tilt-up concrete structure is similar to and wil
complement existing buildings in the vicinity.
That the proposed development is in compliance with the
Zoning Ordinance because it to the SPPC
Development Standards text.

shall satisfy the requirements of the Planning
Department. Trash enclosure walls may be tilt-up panels to
match the building or split face block.
Site shall be developed in accordance with the approved site
plans on file in the Planning Services Department and the
conditions contained herein.
Revised site plans and building elevations incorporating all
conditions of approval shall be submitted to the Planning
Services Department prior to issuance of building permits.

the Uniform Building Code, City Grading Ordinance, approve

A soils report shall be prepared by a qualified engineer
licensed by the State of California to perform such work at
first submittal of grading private improvement plan.

The buildings will be required to install an approved fire
sprinkler system. The entire system is to be monitored by a
central monitoring agency. A system post indicator valve with
tamper switch, also monitored, is to be located by the City
Fire Marshal prior to installation, design density of
sprinkler system shall be .33/3000.
The addition of on-site fire hydrants is required. The
location of the hydrants shall be determined by the City Fire
Marshal, as shown on the submitted site plan.
Material Safety Data Sheets shall be required for all
hazardous and/or toxic substances used in each building.
Prior to delivery f com' stible building material on site,
water and sewer sys ems sha 1 satisfactorily pass all required
tests and be connec ed to t e public water and sewer systems.
In addition, the f rst lit of asphalt paving shall be in
place to provide adequate, permanent access for emergency
vehicles. The final lift of asphalt shall not be installed
until all other construction activity has been substantially
completed to the satisfaction of the City.

Fire Department access for use of heavy fire fighting
equipment shall be provided to the immediate Job tion

until construction is completed.
Access roadways for fire apparatus shall be designated as fire
lanes with appropriate signs and curb markings.
The buildings shall be provided with approved automatic smoke
and heat vents.

materials shall be provided during plan check.
Prior to occupancy, all dedications shall be made and
easements granted as required above.
These conditions are based on preliminary plans provided by
the developer. If site conditions vary from those shown on
the plans, the development plans must be changed and may
require additional approval by the City Council.
Should this property be further divided, each final map shall
be submitted for approval by the Director of Engineering
Services.
Ail provisions of the Subdivision Ordinance of the Poway
Municipal Code shall be met as they relate to the division of
land.
