OF THE CITY OF POWAY,
APPROVING TENTATIVE PARCEL MAP 87-04TE(2)
~ PARCEL NUMBER 32~ AND 10
WHEREAS, Tentative Parce Map No, 87-04TE(2), hereinafter
"Ma" submitted by Jeff Carro 1, applicant, for the purpose of
sub ividing the r al property s tuated in the City of Poway, Count'
of an Diego, Sta e of Californ a, described as the westerly 213.5
fee and the eas erly 171.50 eet of the westerly 385.05 feet o
tha portion of ot 3 in the t quarter of the southwes
quarter of Section, Township 14 south, Range 1 West, San Bernardino
Meridian into three lots, regularly came before the City Council
for public hearing and action on April 16, 1991; and
the Director of Planning Services has ~ed
approval of the Map subject to all conditions set forth in the
Planning Services Department report; and
the City Council has read and considered said report
and has considered other evidence presented at the public hearing.
NOW, the City Council does hereby resolve as
follows:
Section 1: Findil :
A Negative Declaration was issued on March 1, 1988. No new
significant impacts have occurred or will result with the
granting of the time extension and further tal
review is not y.
Section 2: Fi :
The proposed project will be consistent with the existing
general plan and there is a reasonable probability that
the project will be consistent with the proposed general
plan.
The tentative parcel map is consistent with all
applicable general and specific plans; in that the
proposed land use is Residential Sing' ~ 2 (1-2
du/net acre).
The design or improvement of the tentative parcel map is
consistent with all applicable general and specific
plans; in that it provides for three single-family home
sites.

The site is physically suitable for the type of
development proposed; in that it is level, and within the
urbanized area of the City.
The site is physically suitable for the density of the
development proposed because it meets the minimum lot
size requirements of the Residential Single-Family 2
zone.
The design of the subdivision is not likely to cause
substantial tal damage and avoidable injury to
humans and wildlife or their habitat.
The ten ative parcel map is not likely to cause serious
public ealth problems because there is a
probabi ity that public facilities y for
residen ial development will be available at the time of
construction.
The design of the tentative parcel map will not conflict
with any easement acquired by the public at large, now or
record, for access through or use of the property within
the proposed subdivision.
That this project will not create adverse impacts on the

The City Council hereby approves Tentative Parcel Map 87-
04TE(2) subject to the following conditions:
Approval of TPM 87-04(2) is based on its conformance with
the conditions contained in City Council Resolution P-88-
16.
This time extension shall expire on March 1, 1992 unless
an application for an additional time extension is
received 90 days prior to expiration in with
the City's Subdivision Ordinance.

within ten days of City Council approval of this time
extension, the applicant will pay to the Engineering
Department a nonrefundable fee equal to ten percent of
the sewerage connection fee in effect at that time.
Failure to make the payment within the ten day period
shall rende the LOA and roject approval null and void.
This paymen will be cre ited toward the final sewerage
connection ee. In addi ion, the applica t shall pay a
nonrefundab e charge to t e City equal to 5.00 for each
equivalent welling unit or $50, which i more. This
latter charge shall not be credited towar the sewerage
connection fee.
Use of low flow water fixtures shall be required for each
new home constructed within the subject parcel map.
Additional water consumption requirements may be imposed
