APPROVING MINOR DEVELOPMENT REVIEW 91-41
PARCEL NUMBER 278-423-32
Minor Development Review 91-41, submitted by Clifford
and Nelly Schechter, applicant, requests approval to construct a
two story 6,000 square foot home on the property located at 14376
Twisted Branch Road in the PRD zone, Bridlewood Country Estates;
and
on August 6, 1991, the City Council held a hearing on
the above-referenced item.
NOW, the City Council does hereby resolve as
follows:
Section 1: Environmental :
This project is exempt from Environmental Review under
Category 3 of the CEQA guidelines.
Section 2: Findin :
The proposed project will be consistent with the existing
general plan and there is a reasonable probability that
the project will be consistent with the proposed general
plan.
That the proposed development is in conformance with the
General Plan in that the proposed use is a two story,
single-family residence and the General Plan designation
is PRD.
That the proposed development will not have an adverse
aesthetic, health, safety, or architecturall- related
impact upon adjoining properties, in that th grading
design and landscape installation, building p
construction method, building materials, and e evations
will be compatible with surrounding properties.
That the proposed development is in compliance with the
Zoning Ordinance, in that it complies with the ,
height limit, and all other property development
standards of the PRD zone.
That the proposed development encourages the orderly and
harmonious appearance of structures and property within
the City, in that all surrounding properties to the
south, east, and west are under the same zoning

designation as the subject lot and are to be developed as
single-family residences similar to the proposed project.

The City Council hereby approves Minor Development Review 91-
41 subject to the following conditions:
