APPROVING DEVELOPMENT REVIEW 88-22(M)
PARCEL NUMBER 278-461-01 - 34;

WHEREAS, Development Review 88-22(M) submitted by Standard
Pacific of San Diego, applicant, requests approval of a
modification to DR 88-22 to adding two new floor plans and six
optional additions for the original floor plans for property
described as Lots 1 - 36, 38 - 42, and 45 - 73 of Map Number 12044
in the RR-B and RR-C zones; and
on October 8, 1991 the City Council held a hearing on
the above-referenced item.
NOW, the City Council does hereby resolve as
follows:
Section 1: tal :
The City Council finds hat the tal impacts of he
proposed project were a equately addressed when the Negat ye
Declaration for DR 88- 2 was adopted on December 20, 19 8.

review.
Section 2: ] :
The proposed project will be consistent with the existing
general plan and there is a le probability that
the project will be consistent with the proposed general
plan.
That the proposed development is in conformance with the
Poway General Plan, because it proposes large lot single-
family residential uses consistent with the General Plan
designations of RR-B and RR-C.
That the proposed modification to Development Review 88-
22 will not have an adverse aesthetic, health, safety, or
rchitecturally related impact upon ad oining properties,
ecause rooflines, materials, and bull ing locations will
e varied, and the colors, arch 1 styles, and
ilding materials are compatib e with nearby
evelopments and consistent with General Plan and Zoning
Ordinance design guidelines and criteria.

housing type which is consistent with General Plan design
objectives.

The City Council hereby approves Development Review 88-22(M)
subject to the following conditions subject to the following
conditions:
within 30 days of approval the applicant shall submit in
writing that all conditions of approval have been read
and understood.
Ail of Resolution P-85-16 and P-88-125 shall
apply except as modified herein.
The homes shall be plotted in accordance with standard
RR-B and RR-C setback requirements as specified by the
Zoning Ordinance.
The applicant shall adhe e to the quidelines contained in
Attachment 9 of the staf report dated October 8, 1991 in
plotting the homes. A m x of the approved housing styles
and color schemes must e provided.
With each application for building permit, the applicant
shall provide the Planning Department with a master plan
showing existing plotting and unit mix.
