P-91-70 A OF THE CITY COUNCIL OF T E CITY OF POWAY, TRACT MAP 87-03TE(2) ASSE S0R'S PARCEL NUMBER 317-480-06 Tentative Tract Map 87-03TE(2), d by Donald Breihan, a~plicant, requests approval fo a one year time ex ension for a p y approved tentative trac map N a 3 acre site into 55 lots, for property loca ed on the east s de of Community Road, south of Civic Center rive, in the PC ( lanned Community) zone; the of Planning has ded approval of the tentative tract map time extension, subject to all conditions set forth in the Planning Services Department report; and and has the City Council has read and considered said report other evidence presented at the public hearing. NOW, the City Council does hereby resolve as follows: Section 1: kal Findi : The City Council finds that the kal were adequately d in the previously issued EIR and Subsequent EIR for the South Poway Planned y. Section 2: Fi : Tract 7-03 Time Extension The proposed project will be consistent with the existing general plan and there is a reasonable probability that the project will be consistent with the proposed general plan. The tentative tract map is consistent with applicable general and specific plans, in that the South Poway Development Plan designates this site for a 50 unit mobile home park. The design or improvement of the tentative tract map is consistent with all applicable general and specific plans, in that the lot size and configuration meet all applicable development standards for Mobile Home Parks. The site is physically suitable for the type of development proposed, in that the development will be generally confined to areas with a natural slope of less than 15 percent. Resolution No. P-91-~ Page 2 The site is hysically suitable for the density of the development roposed, in that the proposed development will be by open space on two sides and will adjoin a sim lar development on the north and west. The desl9n of the subdivision is not likely to cause substantial environmental damage and avoidable injury to humans and wildlife or their habitat, in that the site has been previously disturbed by grazing and a large proportion of the site will be dedicated as open space. The tentative tract map is not likely to cause serious public health problems, in that City sewer and water service will be provided to the project. The design of the tentative tract map will not conflict with any easement acquired to the public at large, now of record, for access through or use of the property within the proposed subdivision. Section 3: Cit ]ncil Decision: The City Council hereby approves Tentative Tract Map 87- 03TE(2) subject to the following conditions: Within 30 days of approval the applicant shall submit in writin9 that all conditions of approval have been read and understood. Ail conditions listed in City Council Resolutiond P-88- 109 and P-90-80 shall remain in effect for this approval. Tentative Tract Map 87-03TE(2) shall expire on November 1, 1992 unless a request for time extension is received 90 days prior to the expiration date.
