P-91-72 A OF THE CITY COUNCIL OF THE CITY OF POWAY, TRACT MAP 89-04TE ASSESSOR'S PARCEL NUMBER 317-232-05, 08, 16, 17, 29; 317-242-03, 05 09, a one-year time extension for Tentative Tract Map 89- 041, h reinafter "Map", submitted by Anthony Aviano and Neville Bothwe 1, applicants for the purpose of subdividin the real proper y situated in he City of Poway, Count' of San D ego, Stat of Cal ornia, descr bed as 9.5 net acres n the eas and wes sides of Pomerado Roa at its intersection wi h Stowe Dr ve into 1 lots, regularly came efore the City Council or public hearing an action on October 29, 1991; and the Director of Planning Services has ded approval of the map subject to all conditions set forth in the Planing Department report; and the City Council has read and considered said report and has considered other evidence presented at the public hearing. NOW, the City Council does hereby resolve as follows: Section 1: l Fin : A Negative Declaration with mitigation was issued on October 10, 1989. No new significant impacts have occurred or will result with the granting of the time extension and further 1 review is not ~. Section 2: Findin : The proposed project will be t with the existing general plan and there is a reasonable probability that the project will be consistent with the proposed general plan. The tentative tract map is consistent with all applicable general and specific plans, in that the proposed land use is RS-2 and RA. The design or improvement of the tentative tract map is consistent with all applicable general and specific plans, in that it provides for eleven residential home sites and an apartment site. This site is physically suitable for the type of development proposed in that the proposed lots meet the acreage requirements of the RS-2 and RA zones. Council The City Council hereby approves Tentative Tract Map a copy of which is on file in the Planning Department subject to the following conditions: Approval of TTM 89-04TE is based on its conformance with the conditions contained in City Council Resolution P-89- 122. The map approval shall expire on October 10, 1992. An application for time extension must be received 90 days prior to expiration in accordance with the City's Subdivision Ordinance. Use of low flow water fixtures shall be required for each new home constructed within the subject tract map.
