P- 91-82 A OF THE CITY COUNCIL OF THE CITY OF POWAY, CALIFORNIA PARCEL MAP 88-03(R)TE ASSESSOR'S PARCEL NUMBER 278-300-64 Tentative Parcel Map No. 88-03(R)TE, hereinafter "Map" submitted by Robert L. and Margery d, applicants, for the purpose of obtaining a one-year time extension for a previously approved parcel map, subdividing the real property situated in the City of poway, County of San Diego, State of California, described as Parcel 2, Parcel Map 4783 into two lots, regularly came before the City Council for public hearing and action on 26, 1991; and approval of Planning the Director of Planning has ded the Map subject to all conditions set forth in the Department report; and the City Council has read and considered said report, and considered other evidence presented at the public hearing. NOW, the City Council does hereby resolve as follows: Section 1: Findi : A Negative Declaration was issued on November 28, 1989, No new significant impacts have occurred or will result from approval of the time and further 1 review is not Section 2: Findi~ : The proposed project will be with the existing general plan and there is a reasonable probability that the project will be consistent with the proposed general plan. The tentative parcel map is with all applicable general and specific plans, in that the General Plan designates the site for residential use and the map proposes two lots for residential development. The design or improvement of the tentative parcel map is with all applicable general and specific plans, in that the proposed parcels meet or exceed the lot size and configuration requirements of the Rural Residential B4 zone category. 10. 11. 12. No. P- 91-82 Page 2 The site is physically suitable for the type of development proposed, in that the proposed development will be single-family residential which will require little to the existing topography. The site is physically suitable for the density of the development proposed in that the overall slope of the site is 14.4 There is more than one acre available on each lot with a slope of less than 25 percent suitable to accommodate a building pad for a single-family home as required by the RR-B4 zone. Resolution No. P-91-82 Page 3 Section 3: £ Council Decision: The City Council hereby approves Tentative 03(R)TE, a copy of which is on file in the office, subject to the following Parcel Map 88- Within 30 days of approval the applicant shall submit in writing that all conditions of approval have been read and understood. Approval of TPM 88-3(R)TE is based on its conformance with the conditions contained in City Council Resolution No. P-89-143. This time extension will expire on November 28, 1992.
