P- 92-02 A OF THE CITY COUNCIL OF THE CITY OF POWAY, CALIFORNIA PARCEL MAP 91-13 PARCEL NUMBER 317-225-08 Tentative Parcel Map 91-13, hereinafter "Map", submitted b' Maurice and Laura Beth Maio, owners and McMahon/ Oliphant Pr perties applicant, for the purpose of ] the eal proper y situated in the City of Poway, County of San Diego, tate of Ca ifornia, described as Parcel 9 of Parcel Map 15618, nto two lots, regularly came before the City Council for public earing and action on January 7, 1992; and the Director of Planning has approval of the Map subject to all conditions set forth Planning Services Department report; and in the the City Council has read and said report, and has considered other evidence presented at the public hearing. NOW, the City Council does hereby resolve as follows: The City Council finds that the potential tal impacts of this project were adequately discussed in the EIR and Subsequent EIR for the South Poway Planned Community. SE : The proposed project will be consistent with the existing general plan and there is a probability that the project will be consistent with the proposed general plan. The tentative parcel map is consistent with all applicable general and specific plans, because the project will Light Industrial uses and the land use designation on the site is Light Industrial. The design or imp of he tentative parcel map is consistent with all applica le general and specific plans; in that the lot size an configuration and access to the site meet the standar s contained in the SPPC Development Plan. The site is physically suitable for the type of development proposed; in that the property has been graded and developed in accordance with approved plans and the subdivision follows the pattern of the existing improvements on the site. Resolution No. P-92-02 Page 2 The site is physically suitable for the density of the development proposed; in that the proposed lots meet the acreage requirements of the SPPC Development Plan. The design of the parcel map is not likely to cause substantial environmental damage and avoidable injury to huma s and wildlife or their habitat, because the exis lng site has been fully graded and no longer prov des a habitat and there are no residential uses in the mmediate vicinity. The tentative parcel map is not likely to cause serious public health problems, because City water and sewer service are available to the site. The design of the tentative parcel map will not conflict with any easement acquired by the public at large, now of record, for access through or use of the property within the proposed subdivision. Section 3: The City Council hereby approves Tentative Parcel Map 91-13 subject to the following conditions: within 30 days of approval the applicant shall submit in writing that all conditions of approval have been read and understood. AND FLOOD Concentrated flows across driveways and/or sidewalks shall not be permitted. Private utility easements shall be provided to the specification of the serving utility companies and the Director of ing Water, sewer, and fire protection systems plans shall be constructed to meet requirements of the City of Poway and the County of San Diego Department of Health.
