AND 10 Parce Map No. 87-04TE(3), "Map" su itted by Jeff Carro 1, applicant, for the purpose of subdivid ng the real property s tuated in the City of Poway, Count' of San D ego, State of Californ a, described as the westerly 213.5 feet an the easterly 171.50 eet of the westerly 385.05 feet o that portion of Lot 3 in the northeast quarter of the quarter of Section, Township 14 South, Range 1 West, San Bernardino Meridian into three lots, regularly came before the City Council for public hearing and action on April 21, 1992; and the Director of Planning has 9ed approval of the Map subject to all conditions set forth in the Planning Department report; and and has the City Council has read and considered said report other at the public hearing. NOW, the City Council does hereby resolve as Section 1: ~: A Negative Declaration with mitiga ion was issued on March 1, 1988. No new significan impacts have occurred or will result with the granting o the time extension and further 1 review is no Sectio~ : The proposed project will be consistent with the existing general plan. The tentative parcel map is consistent with all applicable general and specific plans; in that the proposed land use is Residential Single-Family 2 (1-2 du/net acre). The design or improvement of the tentative parcel map is consistent with all applicable general and specific plans; in that it provides for three single-family home sites. The site is physically suitable for the type of development proposed; in that it is level, and within the urbanized area of the City. No. P- 92-15 Page 2 The site is physically suitable for the density of the development proposed because it meets the minimum lot size requ of the Residential Sing y 2 zone. The design substantial humans and of the subdivision is not likely to cause damage and avoidable injury to or their habitat. The tentative parcel map is not likely to cause serious public health problems because there is a reasonable probability that public facilities y for residential development will be available at the time of construction. Section ncil The City Council hereby approves Tentative Parcel Map 87- 04TE(3) subject to the following conditions: Approval of TPM 87-04(3) is based on its conformance with the conditions contained in City Council Resolution P-88- 16. This time extension shall expire on March 1, 1993. No new extension shall be granted. Within ten days of City Council approval of this time the applicant will pay to the Engineering Department a ble fee equal to ten percent of the sewerage connection fee in effect at that time. Failure to make the payment within the ten day period shall render the LOA and project approval null and void. No. P- 92-15 Page 3 This payment will be credited toward the final sewerage connection fee. In addition, the applicant shall pay a nonrefundable charge to the City equal to $5.00 for each dwelling unit or $50, which is more.
