P-92-43 R LUT ON OF TH CIT U I CT "OF POW v C 0 T APP 0 G lC ATIVE CT 8 -- TE AS E R'S ARCEL N .BER 7 -2 1--1 WHEREAS, a on -year time extension for Tentative Tract Map 89-07, here nafter "Map", su itted by Michael Toomey for N.V Krikorian z, applicant, for he pur ose of s dividing the real property situa e in the ity of Poway, Coun y of S n Diego, tate of California, described as . 5 acres ocated on the nort west s de of Stone Canyon Road, 150 feet north of i dflower ane, into six one-acre lo s, regularly came before the City Counci or public hearing and action on September 15, lgg2; and WHEREAS, the Director of Planning Services has recommended approval of the map subject to all conditions set forth in the Planning Services Department report; and WHEREAS, the City Council has read and considered said report and has considered other evidence presented at the public hearing. NOW, THEREFORE, the City Council does hereby resolve as follows: A Negative Declaration was issued on September 15, 1990. No new significant impacts have occurred or will result with the granting of the time extension and further tal review is not necessary. Secti 1. The proposed project will be consistent with the general plan. o The tentative tract map is consistent with all applicable general and specific plans, in that the proposed land use is Rural Residential. The design or improvement of the tentative tract map is consistent with all applicable general and specific plans, in that it provides for six new rural residential home sites. This site is physically suitable for the type of development proposed in that the proposed lots meet the acreage requirements of the RR-C zone. The desi n of the subdivision is not likely to cause su stantial tal damage and avoidable injury to humans and wi dlife or their ha itat; because the existing site has been studie for any anticipa ed impacts and a mitigation monitoring program is n place. Resolution No. P-g2-43 Page 2 The tentative tract map is not likely to cause serious health problems because City water and sewer systems will serve the homesites. Design of the tentative tract map will not conflict with any easement required by the public at large now of record for access through or use of the property within the proposed subdivision. 8. The tentative map time meets the criteria listed in Resolution P-85-065. That this project will not create adverse impacts on the t, because mitigation measures have been required for all potential impacts. ision: The City Council hereby approves Tentative Tract Map 8g-O7TE, a copy of which is on file in the Planning Services Department subject to the following conditions: 1. Approval of TTM 8g-O7TE is based on its conformance with the conditions contained in City Council Resolution P-go-73. The tentative map approval shall expire on September 18, 1993. An application for time extension must be received go days prior to expiration in accordance with the City's Subdivision Ordinance. Use of low flow water fixtures shall be required for each new home constructed within the subject tract map. Additional water consumption requirements may be imposed prior to building permit APPROVED and ADOPTED by the City Council California, this 15th day of September 1992.
