HEREAS, Tract Map 88-06TE(3), h "Map" subm tted by
Richar and Allan Kuebler, applicants, for the purpose of subdividing he real
roper y situated in the City of Poway, County of San Diego, State of Cal fornia,
escri ed as a portion of the northeast quarter of Section 17, Township 1 South,
ange West, San Bernardino Base Meridian, County of San Diego, S ate of
alifornia, into five lots and a remainder parcel, regularly came before the City
ouncil for public hearing and action on October 27, 1992; and
WHEREAS, the Director of Planning Services has recommended approval of the
map subject to all conditions set forth in the Planning Services Department
report; and
WHEREAS, the City Council has read and considered said report and has
considered other evidence presented at the public hearing.
NOW, THEREFORE, the City Council does hereby resolve as follows:
The City Council finds that the previously issued Negative Declaration
adequately discusses the tal concerns of this project.
The City Council makes the following findings in regard to Tentative Tract
Map 88-06TE(3) and the Map thereof:
The tentative tract map is consistent with all applicable general
and specific plans, in that the General Plan designates the site for
residential development on lots ranging from one to four acres in
size.
The design or improvement of the tentative tract map is consistent
with all applicable general and specific plans, in that the proposed
parcels are designated for residential use and meet the minimum lot
size and configuration required for such development.
The site is physically suitable for the type of development
proposed, in that the overall slope gradient is 9.5 percent and
little grading will be required to create suitable building pads for
single-family homes.
The site is physically suitable for the density of the development
proposed, in that the project meets the applicable slope criteria of
the RR-C zone to allow five lots of one acre and a remainder parcel.
The.design of the subdivision is not lik ly to cause substantial
tal damage and avoidable injury o humans and wildlife or
their habitat, in that the proposed con itions of approval will
mitigate potential impacts to a level of nsignificance.

The tentative tract map is not likely to cause serious public health
problems, in that City water and sewer service will be provided.
The design of the tract map will not conflict with any
easement acquired by the public at large, now of record, for access
through or use of the property within the proposed subdivision.
The design of the subdivision has provided, to the extent feasible,
for future passive or natural heating or cooling opportunities in
the subdivision.
That this project will not create a verse impacts on the t
based on a previously issued Negat ve Declaration, because existing
improvements in combination with hose required to be constructed
and in combination with other condi ions of approval will adequately
mitigate and reduce to a level o insignificance all potentially
significant tal impacts.

The tentative map time
Resolution No. P-85-065.
meets the criteria contained in
Tentative Tract Map 88-06TE(3), a copy of which is on file in the Planning
Services office, is hereby approved subject to all of the following
conditions:
Within 30 days of approval, the applicant shall submit in writing
that all conditions of approval have been read and understood.
Approval of TTM 88-06TE(3) is based on its conformance with the
conditions in City Council Resolution No. P-88-101.
3. This time extension shall expire on October 4, 1993.
