submit ed by Famste Investment Company, Inc, applicant, for the purpose of
subdiv ding the real property described as Parcels 1, 2, and 3 of Parcel Map
16871 n the City of Poway, came before the City Council for public hearing to
reques a one-year time and
WHEREAS, the Director of Planning Services has recommended approval of the
map time subject to all ' ' set forth in the Planning Services
Department report; and
WHEREAS, the City Council has read and considered said report and has
considered other evidence presented at the public hearing.
NOW, THEREFORE, the City Council does hereby resolve as follows:

The City Council finds that the previously issued Negative Declaration
adequately discusses the 1 concerns of this project, but
acknowledges the new federal requirement that additional clearances be
obtained from the appropriate authority prior to grading of the subject
property due to the presence of the coastal sage scrub plant
located within the proposed limits of grading.

The proposed project is consistent with the General Plan.
The tentative tract map is with the updated General Plan
in that single-family housing is proposed for development.

The design or improvement of the tract map is
with all applicable general and specific plans, in that improvements
adhere to the development standards of the City of Poway Zoning
Ordinance and the Subdivision Ordinance.

The site is physically suitable for the type of development
proposed, in that the site is a flat knoll and can accommodate the
number of lots proposed.

proposed. The site will be developed in conformance with density
criteria of the RR-C zone.

prepared with minimal water consumption and incorporating low vo ume

limited and grading for each lot will be limited to no more han

The design of the tentative tract map will not conflict with any
easement by the public at large, now of record, for access through
or use of the property within the proposed subdivision.

~ncil Decision:
The City Council hereby approves Tentative Tract Map 89-05 Time Extension
subject to the following conditions:
Within 30 days of approval the applicant shall submit in writing
that all conditions of approval have been read and understood.
Approval of Tentative Tract Map 89-05 Time Extension is based on its
conformance with the conditions in City Council Resolution No. P-91-
27.
3. This time
shall expire on April 30, 1994.
APPROVED and ADOPTED by the City Council of the City of Poway, State of
