WHEREAS, Tentative Parcel Map 91-01R Time Extension, hereinafter "Map"
submitted by Douglas Keyes applicant, Poway Land Com any owner, for the purpose
of subdividing the real property situated in the Ci v of Poway, County of San
Diego, State of California, into three parcels, regu rly came before the City
Council for public hearing and action on July 27, 19 3; and
WHEREAS,
zoned RS-l; and
Parcel Map 91-01 was approved while the property was
WHEREAS, on June 22, 1992 the property was rezoned RS-7; and
WHEREAS, the Tentative Parcel Map 91-01 meets the requirements of both the
RS-1 and RS-7 zones; and
WHEREAS, the Director of Planning Services has recommended approval of the
parcel map time subject to all conditions set forth in the Planning
Services Department report; and
WHEREAS, the City Council has read and considered said report and has
considered other evidence presented at the public hearing.
NOW, THEREFORE, the City Council does hereby resolve as follows:
Section 1
The City Council finds that the previously certified EIR adequately
addresses the tal concerns of this project.
Section 2: Find'
The proposed project is consistent with the General Plan in that a
residential land use is proposed.
The design or imp for the parcel map are
consistent with all applicable general and specific plans, in that
imp adhere to the development standards of the City of
Poway Zoning and Subdivision Ordinances.
The site is physically suitable for the type of development
proposed, in that the site is flat and bounded on two sides by
public streets.
The site is physically suitable for the density of the development
proposed. It contains a proposal for three approximately five-acre
size lots, where zoning permits 6,000 square foot minimum size lots.

The design of the subdivision is not likely to cause substantial
tal damage and avoidable injury to humans and wildlife or
their habitat, in that the site has been previously disturbed, that
major portions are being dedicated for open space and drainage
easements along Poway Creek.
The tentative parcel map is not likely to cause public health
problems because City water and sewer systems will be provided to
the new parcels.
The design of the parcel map does not conflict with any
easements by the public at large, now of record, for access through
or use of the property within the proposed subdivision.
The City Council hereby approves Tentative Parcel Map 91-O1R Time
Extension subject to the following conditions:
Within 30 days of approval the applicant shall submit in writing
that all conditions of approval have been read and understood.
Approval of Tentative Parcel Map 91-01R Time Extension is based on
its conformance with the conditions contained in City Council
Resolution P-91-35.
3. This time shall expire on June 18, 1994. If needed,
application for a one-year time shall be submitted 90 days
prior to the expiration date.
APPROVED and ADOPTED by the City Council of the City of Poway, State of
California, this 27th day of July, 1993.
