P- 95-31 F TH CIT' C NC L F T E C ¥ 0 POW Y, C LI RNA AP ROV NG MPO R¥ SE P RM 9 -36 ASS SSO 'S RCE NUM ER 3 7- 1--2,04 WHEREAS, Temporary Use Permit 95-36, Shea Homes, Applicant, requests approval to a model home complex and sales office for Poway Oaks subdivision, located at the northeast corner of Pomerado Road and Metate Lane, in the RS-7 zone; and WHEREAS, on June 6, 1995, the City Council held a hearing on the above referenced item. NOW, THEREFORE, the City Council does hereby resolve as follows: Sectic : Pursuant to the procedure of the City of Poway, implementing the California E 1 Quality Act of 1970, the above-referenced project is categorically exempt, Class 3. Sec : 1. The approved use is in accordance with the purposes and standards of Section 17.26.030.C of the Zoning Ordinance. 2. The generation of traffic will not adversely impact the capacity and physical character of the surrounding streets and/or the Circulation Element of the General Plan. 1 Decision: The City Council hereby approves Temporary Use Permit 95-36 subject to the following conditions: An A.C. paved parking lot shall be provided with sufficient parking spaces to accommodate said use. o The sales office shall be allowed for a maximum of two years or until ninety percent of the homes within the subdivision are sold, whichever is less. Faithful performance bonding in an amount appropriate to guarantee removal and of the sales office and attendant facilities shall be required. 4. Signs for the project shall conform to the p of Section 17.40.200 On-Site s s. The 20-foot paved fire lane shall extend from Metate Lane and culminate with a 70-foot paved cul-de-sac {AC) in front of the model home lots. All construction vehicle parking during construction of the model homes shall occur on vacant lots and not in the cul-de-sac or any portion of the fire access roadway. If parking in the area described in #8 occurs, the Fire Marshall reserves the right to require the installation of "No Parking - Fire Lane" signs.
