Res P-97-41RESOLUTION NO, P- 97-41 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF POWAY, CALIFORNIA APPROVING MINOR DEVELOPMENT REVIEW 97-36 (HILLSIDE/RIDGELINE) ASSESSOR'S PARCEL NUMBERS 275-240-53 WHEREAS, Minor Development Review 97-36 (Hillside/Ridgeline), submitted by Mike and Olga Cattolico, Owners, requests approval ~ a 3,300 square foot, two story resid ~lit level foundation located at 15706 Boulder Mountain Road in the Rural Residential C zone; and WHEREAS, on August 12, 1997, the City Council held a headng to solicit from neighboring property owners, both pre and con, relative to this application. NOW, THEREFORE, the City Council does hereby follows: The project is not subject to the California E Quality Act. = The approved project is consistent with the general plan in that it proposes the construction of a single family residence on property that is designated for residential use and that it utilizes a split level foundation which is appropriate for hillside construction. That the approved project encourages the orderly and h 3p : structures and property within the City, in that the surrounding preperl' ' : of large rural residential lots with widely spaced hillside h The City Council hereby approves of the home proposed by Minor Development Review 97-36 (Hillside/Ridgeline) subject to the following conditions: Within 30 days of approval the applicant shall submit in writing that all conditions of approval have been read and understood. Resolution No. P- 97-41 Page 2 COMPLIANCE WITH THE FOLLOWING CONDITIONS IS REQUIRED. COMPLIANCE SHALL BE APPROVED BY THE DEPARTMENT OF PLANNING SERVICES. ELOPMENT 1. Site shall be developed in accordance with the approved grading plans on file in the Planning Services Department and the condit' :1 herein. 2. A grading plan for the development of the property shall be submitted to the City's Engineering Services Department for review and approval prior to issuance of a grading permit and start of grading operation. Resolution No. P- 97-41 Page 3 A right-of-way permit shall be obtained from the City's Engineering Services Department for any work to be done within the public street right-of-way or any City- held easement. Said work shall include, but is not limited I :tion of driveway approach, sewer lateral installation, water service line installation, and street construction. The following fees shall be paid or a security bond posted prior to issuance of a building permit. If a security bond is posted, payment of the fees shall be made prior ;a Certificate of Occupancy. Once payment is received in full said security bond could be released to the applicant. Roof covering shall meet Class A fire retardant testing as specified in the Uniform Building Standards No. 32-7 for fire retardant roof covering per City of Poway Ordinance #64. This dwelling is being built on a parcel size of .73 acre(s) and is beyond 350 feet from the nearest fire hydrant. The dwelling will have to have standby water for firefighting and/or a residential sprinkler system.
