APPROVING TENTATIVE PARCEL MAP 97-07
ASSESSOR'S PARCEL NUMBER 323-090-62
WHEREAS, Tentative Parcel Map 97-07, submitted by Banyan Realty, Applicant,
proposes to split a 5.9 acre lot into eight parcels pi parcel. The subject
property is Lot 55 of Final Map 12556 and is located at 13851 Danielson Street, south side
of Danielson St :h Blaisdell Place, north of Scripps Poway Parkway
within the Light Industrial land ~the South Poway Planned Community zone; and
WHEREAS, on December 9, 1997, the City Council held a hearing on the above-
referenced item.
NOW, THEREFORE, the City Council does hereby
follows:
The City Council hereby finds that the previously certified Final E
Impact Report (EIR) and Final Subsequent EIR for the South Poway Planned
Community adequately addresses the impacts of this project. No new significant
impacts h -I or will result with the granting of the subject parcel map and
furth Iai review is not necessary.
The approved project is consistent with the General Plan and the South
Poway Specific Plan in that it proposes to create nine parcels (eight for
building sites and area parcel) from a lot designated for light
industrial use.

The City Council hereby approves Tentative Parcel Map 97-07 subject to the
following conditions:
Within 30 days of approval the applicant shall submit in writing that all conditions of
approval have been read and understood.
COMPLIANCE WITH THE FOLLOWING CONDITIONS IS REQUIRED. COMPLIANCE
SHALL BE APPROVED BY THE DEPARTMENT OF PLANNING SERVICES.
SITE DEVELOPMENT
Site shall be developed in accordance with the approved site plans on file in the
Planning Services Department and the conditions contained herein.
Approval of this request shall not 31iance with all sections of the Zoning
Ordinance and all other applicable City Ordinances in effect at the time of building
permit issuance.
3. Prior to any use of the project site or business activity being :1 thereof,

The Development Review and Variance applications shall be approved prior to the
: building permits.
Enlarge the main driveway off Danielson street (near Parcels 2 and 3) to reduce
anticipated traffic congestion in that vicinity given the proposed buildings, parking
spaces, landscape islands and sidewalks fronting the buildings.

The D = Covenants, Conditions shall be subject to review for compliance
with conditions herein, by the City Attorney and Directors of Planning and
Engineering Services, and shall be filed with the Secretary of State, the County
Recorder, and the City Clerk at the time of final map consideration.
The building allocation for the eight parcels shall not exceed the allocation
designated for the original lot as part of the Parkway Business Centre, Map 12556.
This permit shall become null and void within two years of the approval of the
tentative parcel map and development revieW, if building permits have not been
issued.
SIGNS
Any signs proposed for this development shall be designed and approved '
with the South Poway Development Plan.
COMPLIANCE WITH THE FOLLOWING CONDITIONS IS REQUIRED. COMPLIANCE
SHALL BE APPROVED BY THE DEPARTMENT OF ENGINEERING SERVICES.
GRADING
Grading of the subject property shall be in accordance with the Uniform Building
Code, City Grading Ordinance, approved grading plan and geotechnical report, and
accepted grading practices.
A grading plan for the development of the property, prepared on a standard sheet
of mylar and drawn at a scale of 1" = 20, shall be submitted to the City's
Engineering Services Department for review and approval prior to issuance of a
grading permit and start of grading operation. Rough grading of the site must be
completed and shall meet the City's Engineering $ 3ector's approval prior
= a building permit.
A soils report shall be prepared by a qualified engineer licensed by the State of
California to perform such work. Copies of the report shall be submitted with the
grading plan.

A final compaction report shall be submitted and approved prior to issuance of
building permits.

A certification of line and grade, prepared by the project civil engineer, shall be
submitted prior to ' i building permits.

:1 from Oct. 15th to April 15th. A trol plan shall be prepared
by the project civil engineer and shall be submitted as part of the grading plan. The
developer shall make provisions to insure the proper maintenance of all erosion
control devices throughout their intended life.
Paving of the parking lot shall conform to the standards as set forth in Section
12.20.080 of the City Code.
9. All driveway approaches shall be of alley-type curb returns.
UTILITIES
Fire hydrantJs shall be installed at locations determined by the City Fire Marshal.
A water system analysis shall be prepared to establish the prol: :1 location
of the public water system. Applicant shall pay to the City the cost of preparing the
analysis prior to submittal of improvement plans.
