P- 98-52 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF POWAY, CALIFORNIA APPROVING TENTATIVE TRACT MAP 96-02 TIME EXTENSION (FORMERLY TENTATIVE PARCEL MAP 84-10) ASSESSOR'S PARCEL NUMBERS 278-180-34 WHEREAS, a request for a one-year time extension for Tentative Parcel Map (TPM) 96-02 Time Extension (TE), hereinafter "Map" submitted by Michael and June Greer, Applicants, for the purpose of subdividing ten acres into four rural residential parcels, located at 15458 Markar Road in High Valley, in the Rural Residential B before the City Council for public hearing and action on September 15, 1998; and WHEREAS, the Director of Planning Services has -led approval of the Map subject to all conditions set forth in the Planning Services Department report; and NOW, THEREFORE, the City Council does hereby follows: A Negative C with Mitigation Measures was issued for TPM 96-02 on November 12, 1996. No additional 'y for this time extension. The City Council finds that the previously issued Negative Declaration adequately discusses th ! this project. The approved project' l with the General Plan in that it is for the development of rural residential pamels. The design and imp required of the tentative pamel map are consistent with all applicable general and specific plans; in that the approved pamel sizes and config :lhere to the development standards for the High Valley area. The site is physically suitable for the type of development and the density proposed; in that the site is large enough to provide four pamels, each relatively regular in shape and with d ~ich are in keeping with the rural residential development standards. The design of the subd' ' ' :likely1 3stantial damage and avoidable injury to h -l wildlife or other habitat in that the site has been used as a residence and an avocado grove. The design of the tentative parcel map will not conflict with any easement by the public at large, now of record, 1' through or use of the property within the proposed subdivision. The City Council hereby approves Tentative Parcel Map 96-02TE subject to the following conditions: Within 30 days of approval (1) the applicant shall submit in writing {hat all conditions of approval have been read and understood. 2. Approval of TPM 96-02TE is based on il lh the conditions contained in City Council Resolution P-96-80. The tentative parcel map approval shall expire on November 12, 1999. A request for additional time extensions shall be submitted to the Planning Services Department 90 days prior to this date.
