A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF POWAY, CALIFORNIA
APPROVING TENTATIVE TRACT MAP 95-01 TIME EXTENSION
ASSESSOR'S PARCEL NUMBERS 321-270-54, 58, 59 and 63
WHEREAS, a request for a three-year time extension for Tentative Tract Map ('FI-M)
95-01 Time Extension (TE), hereinafter "Map" submitted by Nancy Cetel Weiss, Applicant,
for the purpose of subdividing 77 acres into eight rural residential lots on the property
located at the south t "Blue Crystal Trail and Murel Trail, in the RR-A
before the City Council for public hearing and action on October 6, 1998; and
WHEREAS, the Director of Planning Services has :ted approval of the
Map subject to all conditions set forth in the Planning Services Department report; and
NOW, THEREFORE, the City Council does hereby
follows:
A Negative Declaration with Mitigation Measures was issued for TTM 95-01 on
December 12, 1995. No additional 3/for this time
extension. The City Council finds that the previously issued Negative C
adequately discusses tl~ :this project.
The approved project is consistent with the general plan in that minimal
areas of disturbance are being proposed for a project located within the
hillside/ridg ~ed area.
The tentative tract map is consistent with the Poway General Plan in that
single-family housing is proposed for development.
The design or improvement of the tentative tract map ' l with all
applicable general and specific plans, in that imp adhere to the
development of the City of Poway Zoning Ordinance and the Subdivision
Ordinance.
The site is physically suitable for the type of development proposed, .in that
each lot is in excess of '

no further subdivision of the property is permitted.
The tentative tract map is not likely t public health problems
because City water and approved septic systems will be provided to the new
parcels. Low flow plumbing fixtures will be required throughout future
buildings on the site. Landscaping plans will eventually be prepared with
minimal water consumption and incorporating Iow volume irrigation
techniques for trees and shrubs.
The design of the tentative tract map will not conflict with any easement by
the public at large, now of record, 1' through or use of the property
within the proposed subdivision.
The City Council hereby approves Tentative Tract Map 95-01TE subject to the
following conditions:
Within 30 days of approval, the applicant shall submit in writing that all
conditions of approval have been read and understood.
Approval of TTM 95-01TE is based on
contained in City Council Resolution P-95-64.

The tentative tract map approval shall expire on December 12, 2001. No
further requests for time extensions are possible under the terms of the
Subdivision Ordinance.
APPROVED and ADOPTED by the City Council of the City of Poway, State of
California, this 6th day of October, 1998.
