A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF POWAY, CALIFORNIA
APPROVING DEVELOPMENT REVIEW 99-05
ASSESSOR'S PARCEL NUMBER 317-151-64
WHEREAS, Development Review 99-05 submitted by Frank Helmuth, Applicant,
requests approval to build a 4,700 square foot office and warehouse building
on a 14,000 square foot lot located at 12316 Oak Knoll Road in the Community Business
District; and
WHEREAS, pursuant to G l Code Section 66020(d)(1), NOTICE iS
FURTHER GIVEN that the 90-day period to protest the imposition of any fee, dedication,
or otb described in this resolution begins on the effective date of

WHEREAS, on May 4, 1999, the City Council held a hearing to solicit
from the public, both pro and con, relative to this application.

The City Council hereby approves Development Review 99-05 subject to the
following conditions:
Within 30 days of approval the applicant shall submit in wdting that all conditions of
approval have been read and understood.
SITE DEVELOPMENT
Site shall be developed in accordance with the approved site plans on file in the
Development Services Department and the condir :1 herein.
Revised site plans and building elevar )orating all conditions of approval
shall be submitted to the Development Services Department prior to ' :
building permits.

Mechanical Code, Uniform Plumbing Code, National Electric Code, Uniform Fire

All parking spaces shall be double stdped. The parking lot design shall comply with
the Americans with Disabilities Act, i.e. 1:25 ratio 1' 31e spaces with one
van accessible space.

A detailed landscape and irrigation plan shall be submitted to and approved by the

property frontage in order to provide a dense landscape screen.

A plan check fee shall be paid upon the submittal of a drainage plan for the
proposed development. A grading permit and plan will be required for any grading

service fees shall be paid prior to building permit issuance.

site plan. If the actual conditions vary from representations, the site plan must be
changed to reflect the actual conditions. Any substantial changes to the site plan
must be approved by the Director of Development S d the City Engineer,
and may require approval of the City Council.

The buildings shall display their numeric address in a manner visible from the
